Business property investments in Bulgaria amount to EUR 100 million since start of 2014 The total business property investment volume in Bulgaria amounts to EUR 99 million comprising the period since the beginning of 2014 until September, consulting firms inform.

The plots of land and the office areas pertain to the dynamic segments yet the steady investment interest in the commercial areas and the hotels remains stable, local companies explain.

Experts highlight on the fact that the investment market keeps reviving dynamically and the fund flow increases. Deals with considerable assets are expected to be done over the next few months.
Deals amounting to EUR 98,7 million have been registered as the value was by 60 % more compared to the same period in 2013.

A number of deals twice larger than before is registered up until now and the expectations for investments amounting to EUR 130 million this year are about to be exceeded.

The third quarter of this year brought a new proof for the high-quality business property demand. On the property market there are lots of suitable buildings in Sofia which are main targets for the potential buyers. The investors’ expectations concerning the profitability decrease from 9.25 % to 9.00 % during the third quarter resulting from the more dynamic recovery of the property-to-rent market and the presence of fully occupied top buildings.

The profitability decrease reflects the lower sensation for a risk. Due to the price-formation, the buyers rely on the high potential of the best business properties and the opportunity for the higher income in case of tenant replacement. The profitability could fall down to 9 % during the first high-quality business office building deals.

The market of large building plots develops the fastest as 13 deals amounting to EUR 29,1 million have been done which is 30 % from the volume under review. The sale of a business building (of a shopping mall that is not open yet) was the largest one.

Its value was EUR 12,6 million. Other smaller sales in a prestigious quarter in Sofia have also been done. Building entrepreneurs returned to the property market and the corporative segment also remains stable – especially as far as trading corporations and logistic operators that seek areas for private shops and storehouses.
