19.01.2012 Preparation of Tax Declaration and Annual Financial Report

From 01.01.2012 started the process for preparation of annual Financial Reports and Tax declaration.

22.12.2011 Bulgaria- preferable winter ski destination

Bulgaria is among the most preferable destinations for buying property abroad. According to the British company “Rightmove), Bulgaria is taking 14th place in the classification.
Experts note that our country is getting more popular as a winter destination, along with Italy, Poland, Germany and Switzerland. Bulgaria is one of the cheapest ski destinations for many British which traditionally organize winter ski holidays in Bansko, Borovetc and Pamporovo.
The most popular destination for buying European property overseas is France. The second one taking place on the classification is Spain.
Bansko is Winter resort Number 1 in Europe for 2012. This was announced with the last ranking ‘’The hottest 100 winter resorts’’ in the British newspaper ‘’Daily mail’’. 14.11.2011 31.12.2011 is the last date for Re-registration of your Bulgarian company

According to the Law of Trade Register , all Bulgarian companies which came into force on 01.01.2008 have to re-register their Bulgarian companies in the new online register by 31.12.2011. If this is not done, they will loss their company and respectively their properties. After 31.12.2011 the companies will not be allowed to sell their properties.
More information about Re-registration:
till the end of this year all Bulgarian companies had to re-register. With the new adopted law the deadline for re-registration of companies is extended with one year. The term and should to expire on 31 of December 2010. Now there is extension of 1 year to 31st of December 2011. The period for re-registration have been continued on 30.12.2010 because the congestion of the tax register.

If you have open company in Bulgaria and own property or through a registered company the Bulgarian government now requires that you re-register the company by the end of 2011 only if your Bulgarian Company was created prior to January 2008.
Failure to re-register will result in the loss of the company and its assets (property, land etc.) and you will also incur a fine and will have to pay for the procedure to close the company. This could result in the company be broken down and sold off and may still be in the situation of owing money to the Bulgarian Government, which may follow you to your residential address.
Your company registration process can start either from abroad or when you come in Bulgaria. Just let us know the way that you prefer. You can give a Power of Attorney for the re- registration to us or our lawyer and we will sign the necessary documents on your behalf.
The Law also request that all Bulgarian companies, no matter whether they are trading or not, publish their financial reports in the online register, starting from the reports for 2007. This should be done within 2 months after their company re- registration. This is also something that we or our lawyer can do for our clients.

Bulgaria is a country with a very rich cultural treasury. 03.06.2011 Residential property prices in Bulgaria up 200 per cent over past decade

New research from Bulgarian Real Estate Company has announced that the last 10 years have been particularly successful for the country’s property market.
The prices of the residential properties in Bulgaria have been increased by an average of 200 per cent.
It could prompt a rising number of investors to look at property in Bulgaria, with the research suggesting that price will continue on their upward trend.
The data are based from studying from the Bulgarian Registry Agency and the Bulgarian National Statistics Institute(NSI).
The decade was very dynamic for the real estate market in Bulgaria. It brought rising in prices, a higher volume of deals, a boom in construction activity…and then a sharp drop in the last two years.

02.05.2011 The lowest rates for renting offices in Europe are in Sofia, Bulgaria

If you wish to open a business in Europe you have to know that the lowest rental rates for first class offices are in Sofia. In the first three months of 2011 the trend for discount has been continued. This was shown by a market research of Forton International. The average rates for renting offices in the periphery of the city are: 8 Eur per sq.m; for these ones located at the centre of the city or near the centre part of Sofia is 12 EUR per sq.m. The rental rates are back on the levels of the year of 2004.The constant releasing of new spaces in time of absence of new renters is the mine reason for the continuing discount.
According to data the office rental rates in Zagreb, Tallinn, Belgrade, Riga and Ljubljna are bigger with 5 EUR per sq.m accordingly to these in Sofia.
At the moment there are approx new 40 000 square meters of offices on the property market, and till the end of 2011 there will be approx 135 000 square meters. There is expectation some investors in Bulgaria to slower the opening office for their business until they find renters. This is because of the growing offering of offices that pressures the rental rates.
From the beginning of this year 2011 till now are rented only 10 000sq.m of office spaces, which is the lowest level for the last three years.
