Solid country house with garage, outbuildings and plot of land situated in a village near river 60 km away from Vratsa, Bulgaria. The house has one floor. It consists of lobby, corridor, living room, kitchen, bedroom, toilet and bathroom. There is also a basement beneath the house. The building is in overall good condition and there have been some improvements applied to it. The floors in the lobby and corridor are new and covered with terracotta tiles. The walls in the kitchen have been leveled and repainted. The bedroom had been completely renovated – new floor with terracotta tiles, new plastering on the walls, new paint, new double-glazed windows made of PVC. The toilet is new and had been fitted a couple of months ago. In the living room the wooden floor had been varnished. The house is well maintained and tidy. Solid garage, workshop and some storage buildings are attached to the back of the house. In the past the previous owners used to run a small business with leather products in the workshop. Some of the storage buildings in the yard are a bit old, but the garage and workshop are new and solid. The property has fresh water well which can be easily used to water the plot of land. It is with an area of 1000 sq.m. and holds the existing buildings, several fruit trees (mainly apples) and offers some open space which can be used for crops or construction of additional structures. The property has three separate cesspits with different size and purpose. The house is situated in the outskirts of the village within about 5-10 minutes walking distance from the center, small river and park. The village offers a couple of café-bars, grocery store, post office, gas station and primary school. The nearest village is about 5-6 km away from here. It is the seat of the local council and offers a couple of restaurants, café-bars, construction material store, grocery stores, car wash, gas station, police station, regular bus transport to Sofia, kindergarten, administrative services, etc. Except for the small river passing through the village, another, bigger river passes in 2-3 km distance outside the settlement providing many nice spots for camping. Those who like fishing at lakes can travel 7-8 km to the west towards the next village where nice, big lake will offer them plenty of great places for their hobby. The area around is agricultural so peace, quiet and fresh countryside air are guaranteed. Nice rural property with lots of potential at a good price.
