The house is an old , but solid brick built one located in the outskirts of a big village near main international road, 35km from Vratsa and 140 km from Sofia capital and nearest international airport
The property consists of a main house, summer kitchen – extension of the main house, farm out buildings and a vast garden of 4000 sq.m. The house has living area of 150 sq.m and consists of two floors. On the first floor of the home you will find two basements, a corridor and another premise that was used as a living room. In the corridor the previous owner did a small kitchen where was cooking. Solid one, internal staircase leads to the upper second floor where you will find three bedrooms, a small corridor and terrace. Above the second floor there is under roof space that can be of a great use as well. This part of the house is reachable via wooden staircase. This part can be used for a storage space or it can be transformed into cabinet, gym, games room, etc. behind the house is situated the summer kitchen that consists of three rooms: living room, dining room and a storage. Next to the summer kitchen is situated the farm building. This outbuilding can be used for keeping some staff or it can be transformed into guest house. This will be very good an idea. The farm building is adobe built one – nowadays called eco material and more and more preferable from many people. Because in winter time hold the warm and in summer time keep the coolness.
The property is solid , generally presented in good stable condition. But is wasn’t habitable for several years , already maybe decade. It is overgrown with bushes, so the property needs to be clean and also renovation work. But taking the location, big size of the land, the solid construction and the good price- this rural Bulgarian house is really good investment. It is ideal for holiday home and for permanent living as well.
Mainly what have to be done on the house is renovation of the roof, renovation mainly on the ground floor where all walls needs plastering. On the second floor all of the rooms are relatively in good condition. They made need only some light plastering and painting. The wooden floors here are also in good condition and needs only to be varnished. The glass frames and in good condition and new owner may need only to clean and paint them. But some glasses are broken and needs to be replaced.
The garden is very big. There is a lot of space for BBQ area, swimming pool, growing different vegetables and fruits. By the way there are some trees in the garden: a pear tree, two or three walnut trees, a big pine tree that provides nice shad just behind the house where you can spend nice time in relaxation during the hot summer afternoons.
The property is located on a corner and can be reached from two different streets. The center of the village is about 15 min walking distance. The area is very nice and calm and is perfect for those who are looking for a quiet place where they won’t be bothered by heavy traffic and noise.

We would like to say a big THANKS to Kunka & Hristo from Bulgarian House team. You've been a great help to us, not only with the things involved with buying a house in Bulgaria, setting up a company and all the paperwork ect, but also when we've had other questions relating to life in general in Bulgaria we had no one else to ask but Kunka,. She's gone above & beyond her role as an estate agent, she must have bent over backwards to be as helpful as she possibly can & has kept us well informed every step of the way with regards to the sale. Thanks again, Kate & Mel xXx
