Our next offer is for a solid Bulgarian house located near the center of a village in Vratsa region. The house has two floors and total living area of 150sq.m. On the ground floor there is a living room, corridor, basement and a premise which was intended to be converted into a kitchen, but never done or use as such. Instead of this was used like a storage room for fire wood and construction materials. Internal staircase leads to the upper floor where you will find a corridor master bedroom, one more smaller bedroom and another room that can be converted into a bedroom too. On the second floor there is also a balcony overlooking the street and surroundings. There is also attic space that can be easily converted into a storage place.
The house is presented in good stable condition with solid foundations done with stone blocks connected via concrete. The rest of the house is masonry. The house is not habitable at the moment so needs some renovation and modernizations to bring it comfortable and to modern day living standards. All efforts invested will pay off easily as the potential investor will get about 150 sq.m. of covered area situated in a strong & solid structure along with big garden just meters away from shop and cafe-bar.
This Bulgarian house comes with a garden of 1700sq.m.
Another great advantage of the house is its location. It is just several meters away from bus stop, small cafe-bar and grocery store, the main street of the village, the local library, post office and mayor`s office. Despite been in proximity to the bus stop and main road, the house is away from all the noise and provides great amount of peace and quiet combined with clean, fresh air.
The nearest town is only 5km away. That town is the local council headquarters and offers several grocery stores, construction material store, gas station, emergency room, police station, fire station, kindergarten, primary school. The town also has a train station with passing trains connection the area to the regional center Vratsa (20 km away) and the capital city Sofia (120 km from here).

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from BulgarianHouse.com. So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and BulgarianHouse.com to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
