Cozy rural Bulgarian property is offering for sale in Vratsa region. The house is located at the outskirt of a nice well developed village at a quiet place. Distance to Vratsa is 60 km and to Sofia capital is 170 km.
The rural Bulgarian house has living area of 84 sq.m distributed between kitchen, living room, lobby, small corridor and two bedrooms. There is a basement underneath. The additional building is attached to the main house and consists of two floors. The ground level has a small kitchen, corridor and premise used as a shower room. There are also workshop and storage room here too. The workshop is situated on the ground level of a small secondary building which is attached to the annex. By using an external staircase one can get to the second floor of this auxiliary building and from here he/she can access the storage room which is part of the annex. Further into the yard one can find the garage which has direct access from the street and at the opposite end of the garden are the farm buildings which served as shelters for the animals and storage for the harvest in the old days.
The garden spreads over 1600 sq.m. There are already a couple of walnut trees here as well as apple trees and small vineyard. Three big pines are providing shade in the hot summer days.
The property is connected with electricity and main runnig water. But it has also its own water sources just few meters away from the main house.

The house is in proximity to fields, small forest and big river. The forest and river are about 200 meters away from the property. There one can enjoy fishing and camping. The main street of the village is at roughly the same distance from the house. There is a shop within a 10 minutes walk from here and the center of the village is about 15 minutes away. The settlement is the seat of the local council and as such provides not only administrative services to the population but also primary school, kindergarten, police station, construction material store, general store, bookstore, restaurant, a couple of coffee shops and small bars, gas station, fire station, general practitioner, dentist, etc. The village is served by buses which connect the area with the regional capital Vratsa, with the city of Montana, the national capital Sofia and several other towns and villages in the area.

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from BulgarianHouse.com. So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and BulgarianHouse.com to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
