Solid villa with big plot of land and quiet location in a forest area about 20 minutes away from the center of the City of Vratsa, Bulgaria. The property consists of main building with two floors, storage shack and land. The villa has external metal staircase connecting the ground floor and the second level. Downstairs one goes onto a porch which leads into a corridor and two rooms. The second floor has a terrace with nice views towards the surrounding area and the plot of land. From here again you enter into a corridor which provides access to two bedrooms. Currently the villa does not have a bathroom but one can be fitted at the bottom of the corridor on each of the floors. The porch and the terrace can be sealed thus providing additional living space, preserving the nice views and at the same time turning the existing external stairs into internal. The plot of land is nice and can be used as a vegetable garden, orchard, etc. Currently it is a bit overgrown and part of it is a small forest which can be kept as additional barrier for wind protection, against snow drafts and also as nice home for the birds and wildlife. The property has its own water supply – a fresh water well. An additional system for irrigation of a garden can be installed in order to use the rainwater. The villa and the storage shack also have running electricity which is switched off at the moment for safety reasons. The property is located in a forest villa zone and there are a few properties around but most of them are empty or used only seasonally. This guarantees lots of peace, quiet and clean, fresh air every day. The property can be reached with a higher vehicle but a 4x4 is required in the winter or in a rainy season as part of the road leading to the place is a dirt track. With a normal paced walk one can get from the villa to the nearest bus stop on the main road for about 15 minutes. The area and the near village are serviced by public bus lines connecting them to the city of Vratsa. In the town one can find lots of administrative services, regional hospital, private clinics, dental care, schools and kindergartens, theater, cinema, library, museums, café-bars, restaurants, hotels, supermarkets, various shops for furniture, electrical appliances, clothes, shoes, household appliances, etc. As a regional capital city Vratsa also has good rail and bus links to the national capital Sofia. The distance from the property to Sofia International Airport is about 2 hours. The area near Vratsa is also famous for a number of tourist sites such as historical landmarks, monuments, monasteries, big cave, natural park, ski track, big dam suitable for fishing and water sports, etc. Good property with quiet location and lots of potential at a fair price.

I first found this company on the internet and found the site really easy to understand and gave me alot of information! I arranged to go over for a viewing trip in November 2010 with a friend as my husband couldnt make it. We were pick up from sofia airport. over the next 5days we went from one end of Bulgaria to the other covering over 1600km (Bulgaria is Beautiful)Each night we stayed in a different hotel, which was checked every time to see if it was to our liking!They even took us to a chemist to get us something for our coughs!!! Dont think an English Estate agent would of done that!! We were looked after the WHOLE time and they answered all of my questions, some times over and over again!! They have helped with paperwork and accounts which have to be set up! NOTHING was tooo much trouble for these lovley,lovely people and im buying with confidence!
