Most of the properties are bought with the heart rather than with the head If you are buying a dream real estate just for holiday that’s fine, but if you are property investor have to think very well with the head not with the heart.

All investors have to think differently than typical property buyers. They have to look inside the deal for future income. That’s why before to take decision to buy the right property needs to be made a property viewing which will help to see the most profit or income on the real estate. The regular buyers are looking for their dream Bulgarian home with that will impress their mates, families or relatives.

“Bulgarian House” Ltd can give you five ways to think like a hard real estate investor and to put the emotional stuff behind you.

1.All property buyers have to be bland when buy real estate. Buying property you have to remember that you are not going to do it just to suit your own taste. The property have to be tasteful to most of the population. 90 % of the tenants like houses with swimming pools and some additional extras, but they won’t pay extra .

2.There is an old saying that the worst house in the best street is a good deal. Yes-but this is true sometimes depending of your ideas. If you wish to live in this house permanently OK- this is a good deal. But if you wish to lend this property thing about how long will be necessary to make renovation, restoration, how much will cost and can you have good profit after that. You don’t want to buy property that needs months of renovation before tenants move in and start paying you an income.

3.View it is a business. Sometimes the property can be in very bad condition but with lovely mountain or sea views. You have to look in the potential after renovation. In the most of the cases the views cost money, not the property.

4.Match the properties’ location with your prospective tenants. If the most of them likely to be students, make sure you are close to university, public transport . If it is family- have to be close to school, kindergarten nearby.

5.Every investors have to have on mind long-term plan. Property buyers need to think about their exit plan before they buy, and write down that plan.

Property investment will cause headaches and go through flat spots like now, but if you treat it like a money –making purchase and remove emotion, dealing with that will be much easier
