Old country house with barn and vast yard situated in the outskirts of a quiet village 30 km away from Vratsa, Bulgaria. The house has two floors. The ground level holds corridor, kitchen, living room and basement. Over the solid external staircase one can go to the second floor. There are three bedrooms, corridor and spacious terrace here. Just next to the house one can find the structure of a small annex. This area was intended to be a spacious bathroom with separate toilet and fast access from/to the inside of the house. For various reasons it was never finished and is left in its current state. The annex can be easily completed as the main structure is ready and it requires the masonry and interior works. Not far away from the house is the barn. It is a solid, one-level building with plenty of covered area divided into several premises. In the past this part of the property was used as storage area and yard where the animals used to live. The plot of land is surrounded by solid wall from the front and with wired fence from the sides. The garden provides huge amount of nice, arable land with very good qualities. The soil here is very rich and is great for agriculture. It also provides plenty of open space which one can use for various purposes – from building additional structures through planting of vegetables and fruits to the creation of a medium-sized orchard – all is possible with this big amount of land. The place has main water supply but it also has its own, private water supply – a fresh water well which can be used for irrigation of the garden thus decreasing the utility bills significantly. The property had been empty for a few years now so it requires a good cleanup and some renovation in order to be restored to its once nice looks. The house is situated in the outskirts of the village but is also just 5 minutes away by foot from the center. There one can find a small shop, café-bar, post office and the mayor`s office. The village is located in a mainly flat area with a couple of hills around it. The nearest town is about 10 km from here and the road had just been completely resurfaced with new tarmac, making the travel to the town fast and easy. There one can find police station, emergency room, gas station, supermarkets, pharmacy, primary school, kindergarten, construction material store, train station, etc. The town is also the seat of the local council so it provides administrative services and has direct links over rail with the regional center Vratsa, the national capital Sofia and many other areas across the country. Cheap property with lots of land and quiet location within 2 & ½ hour distance from Sofia International Airport.

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from BulgarianHouse.com. So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and BulgarianHouse.com to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
