This charming Bulgarian rural property offers a spacious plot of land that spreads over 6000 sq,m. and an old two-story house located on the outskirts of a peaceful village, just 45 km from the town of Vratsa.
Located just 45 km from Vratsa and a little over two hours from Sofia and Sofia International Airport, this cheap Bulgarian house for sale combines traditional rural charm with a spacious, fully regulated plot of land — ideal for farming, building, or developing your dream home.

The Village Bulgarian house for sale has two floors connected by a short external staircase, with separate entrances for each level. The ground floor of the property includes four rooms that were previously used for storage — housing timber, hay, construction materials, and firewood. The upper floor, which also has four rooms, is empty and ready for renovation.

Structurally, the house is solid and sound, but it has been uninhabited for nearly 15 years and needs renovation and investment to make it livable again. The property has both electricity and running water, as well as its own private fresh-water well, which the current owners use to irrigate a small strawberry field in the yard.

The estate includes three adjoining land plots, all surrounded by a wire fence, with a total area of just over 6,000 sq.m. The land is fully regulated, meaning it can be used not only for agriculture but also for construction (subject to council approval). The plots could also be divided and sold separately if desired.

Set in a quiet location on the edge of the village, the house is close to a small pine forest and open fields — ideal for those seeking privacy, peace, and nature. Despite its tranquil surroundings, it’s conveniently located within a 5–6 minute walk to the mayor’s office and post office, just 2 minutes by car from the main road, and about a 10-minute walk to the local shop, bar, and village center. A lake lies roughly one mile from the property.

The village itself is small and quiet, home to several full-time residents and a few foreign property owners from Poland, Belgium, and the Netherlands who use their homes for holidays. A larger, well-developed village with shops, a dentist, a church, and bars is just 5 km away. Within a 10–15 minute drive, you’ll reach the local municipal center, where you can find a doctor, gas station, car repair shop, police station, bank, ATMs, administrative offices, pharmacy, bus connections to Sofia, and a construction materials store.

If you’re looking for a cheap Bulgarian house with land, surrounded by nature and offering peace, privacy, and potential — this property is an excellent choice.

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from BulgarianHouse.com. So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and BulgarianHouse.com to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
