"BULGARIAN HOUSE" - real estate agency is pleased to offeryou this old village Bulgarian property for sale that stands in a village 10 km from Borovan , 45 km from Vratca city and 150 km from Sofia.
The house is presented in good habitable condition. The whole property consists of main house on one floor, 2nd building- annex, an old barn, solid storage building and a big plot of land that spreads over 3000 sq.m. The main house has living area of around 100 sq.m and consists of three rooms and a corridor. One of the room has been used as a living room and the other two like bedrooms. Nextto the main house attached is the annex. It consists of aspacious lobby and a corridor that leads to the kitchen. From the kitchen there is access to a small shower room.
It is possible to make a decent size internal bathroom with a toilet here and also to rearrange the premises in this building. The house and the annex share a simple central heating system. The old barn is located behind these two structures and there is a shortcut from the main building to the barn area via door located at the far left corner of the corridor. The barn needs repairs as its condition requires attention. The good thing about it is that if one decides to remove it, a new structure serving the same or a different purpose can be easily erected on this spot. From here one has better views towards the rest of the yard. The plot of land has a shape similar to a big square and borders several other properties as well as the street which passes in front of the house. Not far away is the newer and solid storage building. It has several premises which served different purposes in the past. The biggest room is a storage for grain, construction materials, firewood and hay. Next to it is an external wc. On the other side of the storage room one can find several premises where animals used to live. The previous owners had a lot of animals in the past but not anymore. Now that space can be heavily rearranged in order to provide more shelter, to make a workshop, double garage, etc. A driveway with direct road access leads to the storage building. In front of the structure the alley can be used as covered parking spot right away. Just a few meters from here is the fresh water well. In the old days it was the main source used for irrigation of the garden while the main water supply was used for the household. The plot of land 3000 sq.m- provides plenty of space which is divided in three different areas by the buildings in and surrounding them. The first section is the front yard which is covered mainly by flowers, bushes, a few vines and big pine tree. The second area is situated to the left from the house and front yard and holds the solid storage building, the driveway, the well and some land. The last section is the garden which has several fruit trees, big vineyard and plenty of space where vegetables and fruits were grown in the old days. Unfortunately the property has been empty for almost three years now and time has taken its toll. The place needs a good cleanup and certain amount of renovations which is taken into consideration when forming the price for the property. The real estate is located in a quiet area within the limits of the village just about 5-10 minutes by foot from the center, the local post office, mayor`s office, bus stop and two shops. The area has very good phone coverage and local companies provide high speed cable internet and satellite tv. The village is popular with foreigners as there are already properties here that belong to people from The Netherlands, Great Britain, Canada, Serbia, Belgium, etc. Some of these foreign families live here all year round. The seat of the local council is in a small town about 15 km away from here. There one can find ATM, emergency room, dentist, restaurants and bars, administrative services, gas station, pharmacy, farmer`s market, general store, construction material store, police station, library, etc. That town also has regular bus connections to the regional capital city Vratsa and the national capital Sofia.

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
