Old country house with summer kitchen, barn and vast plot of land situated in a quiet village 40 km away from Vratsa, Bulgaria. The house has two floors. The ground floor consists of corridor and two premises – basement and storage room. The upper level holds small balcony, corridor and two bedrooms. The summer kitchen is situated next to the house and has lobby, small bathroom and big living room with dining area and kitchenette. There is a possibility to extend the summer kitchen with one extra room easily if necessary. On the other side of the house is the barn which represents an old structure with ground floor and upper semi-floor. A covered car parking space for one vehicle is located between the barn and the house. The barn has one big storage room on the ground floor and some space that was used for storing hay bales in the past. Further away in the yard one can find some small farming buildings and three fresh water wells. The old owner of the property used the vast 3000 sq.m. plot of land to produce and sell vegetables and fruits and in order to cut down the production costs he decided that it will be cheaper to dig several wells in different parts of the garden and use the water from them instead of using the water from the public supply lines. The property is in overall good condition but will certainly need some renovation and redecoration in order to match the tastes of the future owners. Another good thing about it is that is it situated on the main road of the village about 200 meters away from the center. There one can find the post office, mayor`s office, cafe-bar, shop, kindergarten and primary school. The area around the village is nice and quiet. There is no industry around so people can enjoy lots of peace, quiet and clean, fresh air. There is a small dam several kilometers away from the village and the municipality center is about 5 kilometers from here. The municipality center is another (but bigger) village which has bank office, ATMs, regular bus transport to the regional center Vratsa, big school, kindergarten, many shops, small hospital and dental services, pharmacy, library, gas station, police station. Nice old property with good location and vast yard waiting for its new owners.

Probably the best estate agent in Bulgaria. As a recently married couple looking to give up the grind of 8-6 mon-fri rat-race lifestyle... but without enough money to actually do so at home in the UK. We have always been adventurous, but after watching the series ‘Ben Fogle: New Lives in the Wild’, the idea of just quitting our jobs and moving away to start something completely new, suddenly seemed very doable. We turned to the internet for answers and based on the budget we had and the lifestyle/climate we were looking for, Bulgaria seemed to be the place for us. So after hours of trawling through websites, and countless emails back and forth with various estate agents throughout Bulgaria, it quickly became apparent that there is a lot of choices out there and ‘viewing trip’ was in order to see it for ourselves. We booked some tickets and flew over to see how it could be possible to buy a whole house for less than your standard deposit back home. In order to view some of these properties, in the beginning, we were in talks with a number of different agents and even a lawyer!, but the only person who actually seemed to care about helping us find our dream home that was right for us (and not about taking our money), was a lady called Kiki from BulgarianHouse.com. So after coming home, now with a better understanding of what your money can buy, the different things to look out for and the vastly different regions of the country, we asked Kiki to assist us with our search. With this newfound knowledge and her help, we quickly condensed a list of 30 potentials down to just 2, and then after Kiki did some investigation into the legal side of both the properties, we made our choice. When it comes to customer service, she helped us every step of the way, from suggesting houses that offered what we were looking for to guiding us through the legal process and completing the sale. She has consistently delivered on her promises and has always been just a phone call or message away - Which actually helped alleviate a lot of the possible anxiety linked to buying a house in another country… Not to mention choosing to do right in the middle of the Brexit negotiations. To be honest, the whole process has been a breeze with her help and I would certainly recommend her and BulgarianHouse.com to anyone who is looking to do the same. Now the sale is complete and the house is ours, we couldn’t be happier and plan to take the leap in the new year. Thank you for all your help Kiki Tia and Lee
